New Sales and Resales in Today's Market

Selling a luxury custom home is not always the easiest, but in today’s Denver market, Larsen homes are seeing great resale value. A home we built in 2016 sold for 35% return on investment in the Wash Park neighborhood in Denver. Last a month a luxury custom home we built 7 years ago, sold within hours for about 65% return on investment. We are not saying that this will happen every time but because of the level of detail, character, attention to design, and neighborhoods we build in, we often see the quality of a Larsen home winning out over other homes. As the market recovers, we expect to see this trend continue.

The market is struggling with supply and demand, especially in neighborhoods that are as hot as Wash Park. The significant inventory drop has been happening for years, but this year especially, home sales in these sought after neighborhoods are reaching historic lows because people want to stay put versus search for a new home if they plan to stay in the area. This is helping the new-build market as well as the resale market for luxury homes because with low interest rates people have more buying power than this time last year. With not many options to chose from, people are leaning towards taking their time to build, and customize, the perfect home for them. Hence, built to suit.

Older clients are choosing to age in place and we are able to design and build them a home that will grow with them. Many of our homes throughout the Denver area feature an elevator or future elevator to be used when the time comes. We have even designed a caretaker’s apartment seamlessly into a large ranch home for future use. Because our homes are typically in neighborhoods with a lot of amenities it makes sense for our clients to stay put, but when a Larsen home does come on the market, it never lasts long. 

One key factor for choosing Larsen, a Design + Build firm, instead of a general contractor, is that instead of remodeling older homes, many times we are able to take a remodel project and turn it into a scrape for a small percentage more and really make the home perfect and a longer-term option. With in-house architecture, we have flexibility to make changes on the go and create every room in every home the way we, and you, want it. This is important for the resale market since it opens the door to many more potential buyers by adding features like tall ceiling heights in the basement, more space on the footprint of the house, or a special addons like garage for a motorhome.
