Layouts That Elevate Living

Home design is all about flexibility, luxury, and seamless indoor-outdoor living. With evolving lifestyles and a greater focus on wellness, layouts are becoming more intentional, balancing style with functionality.

Homes are being designed for adaptability, with flex rooms that transition between offices, guest suites, or playrooms. Multi-generational living is also driving demand for private guest wings and separate entrances, allowing families to live together comfortably while maintaining independence.

Expansive bifold or sliding glass doors are making it easier than ever to blend indoor and outdoor living. Courtyards, covered patios, and outdoor kitchens extend living spaces, while resort-style pools and firepits create year-round entertainment areas.

First impressions count, and new homes are embracing dramatic entryways. Think oversized pivot doors, double-height ceilings, and glass-walled foyers with stunning views into the main living spaces.

Homeowners are turning their bedrooms into spa-like retreats, complete with sitting areas, his-and-hers closets, and direct outdoor access. Some layouts even feature private garden courtyards or outdoor showers for the ultimate luxury experience.

A rising trend in high-end homes is the inclusion of secondary “working kitchens” for food prep, keeping the main kitchen pristine. Similarly, home offices are becoming more private, with soundproofing, built-in desks, and Zoom-friendly lighting for a more productive work environment.

More homes are integrating dedicated spaces for relaxation and fun, including home theaters, wine lounges, and golf simulators. Wellness-focused features like saunas, cold plunge tubs, and meditation rooms are also becoming a hot item in custom home layouts.

Eco-conscious layouts prioritize natural light, passive heating and cooling, and energy-efficient features like solar panels and battery storage. Homes are also incorporating better natural ventilation strategies to reduce reliance on artificial climate control.

As our team heads to the NAHB International Builder’s Show next week, we are looking forward to seeing what our architecture team can integrate into our 2025 Larsen homes!
