Beyond the Finishes: Why What You Can't See Matters Most

Walk into a finished Larsen home and the first things you notice are the ones meant to be noticed. Light coming across the floors. The impeccable millwork. The way a kitchen opens into the room where everyone actually ends up. Those are the moments that make a house feel like home. But the finishes are only part of the story, and honestly not the most important part. The part that matters most is the part you'll never see.

The home beneath the home

Long before anyone picks out a countertop, a home is shaped by decisions homeowners don’t think about when they are dreaming up their home. The framing. The waterproofing. How the house is sealed against Colorado winters. Where the plumbing and wiring run so everything works quietly for years without you thinking about it. We call this the home beneath the home, and it's where the real building happens.

We've always believed that what's behind your walls matters just as much as the finishes in front of them. A gorgeous home that isn't built well is really just a gorgeous problem you haven't found yet. So we treat the parts nobody sees with the same care as the parts everybody does. Twenty years from now, that's what separates a home that still feels solid from one that's quietly falling apart.

Everything under one roof

A lot of the problems that show up years later don't come from one bad choice. They come from a handoff. Design leaves one company and gets picked up by another, something gets assumed, and nobody's watching for it.

We built Larsen so those handoffs don't happen. Architecture, interior design, construction, and landscaping all live in-house, which means the people drawing your home and the people building it sit in the same room and talk to each other every day. When something needs to be worked out, there's no designer blaming the builder or builder blaming the designer, because they're the same team. And you have one person guiding your project from the day we break ground to the day you get your keys, but behind that one person is our entire team who you will see walking your project. We don’t bill extra architecture or design hours for us to walk the home, because it’s part of our job to, each week.

That setup makes the whole thing easier to go through, sure. But mostly it means the details get caught before they ever become a problem inside your walls.

An honest budget

The same thinking shapes how we handle your money. We build cost-plus, so you see where every dollar goes. Materials, labor, trade partners, our fee, all of it. No padded allowances, nothing marked up behind the scenes, no line item you can't make sense of.

We think that kind of openness matters even more when you consider how much of a home's quality you can't actually inspect yourself. You're not going to climb into the walls to check the waterproofing. You have to trust the people who put it there. A budget you can actually read is a big part of how that trust gets built, and it's a big part of why so many of our clients come back to do it again.

Built for the long haul

The Larsen Team has built hundreds of homes in the Denver Metro area. Long enough that we've watched our homes grow up with the families in them. Finishes get updated over the years. The bones don't. That's the bar we set for ourselves on every home. It should still feel good decades in, because the work we put into what you can see is matched by the work we put into what you can't.
